Top 6 Niche Marketing Tips for Real Estate Agents

 In today’s real estate market no longer does an agent have to think about marketing only in his or her local market. The internet has now created a world with no boundaries. But, successfully navigating this is becoming increasingly more difficult if you don’t know what you are doing. Below are some tips and strategies that will help you get started.

1. Identify your niche market: Keyword research is the cornerstone to effectively gaining traction in your market. For me I chose to create websites specifically focused on Golf Homes in Southern California. I then Googled golf homes in Southern California and found 2 dozen golf courses in my region. Then I would enter those golf course names in to Market Samurai and find ones that drove 20-80 unique searches a day that had relatively low competition that would be easy to rank for.

2. After I identified those courses that drive some traffic I then research and write an article on that golf course. Within the content I highlight some of the features of the course. I have even called golf courses and spoke with their media directors and “interviewed” them a bit using the content from our conversation as content for my article.

3. Create a free blog. Write one article for that site about this particular golf course and the homes surrounding the course that includes your keywords with your main domain site that you are trying to get ranked in the search engines as being embedded as the links for those keywords.

4. I then would put those articles in my article submitter, create my signature line with a link directing back to the blog and have it auto submit 5-10 articles a day to directories and other websites looking for unique content for the golf niche. After about one to two months I will start to see some movement to the top 2-5 pages of Google depending on the number of daily submissions you choose. Ultimately, the blog you have set up will pass the “link juice” of your embedded links along to your authoritative website letting Google know what your main domain is an important site.

5. Create my Wordpress page and title it “My Domain dot Com/ the golf course name-golf homes”. My strategy here is that golfers have disposable income and most are fanatics about the sport. As you drive traffic and increase your rankings for that site you’ll eventually get on page one of the search engines because the blog you set up is passing along your link juice making your main site authoritative. Now, when a person is looking for a tee time for that course you’ll now have a page on there titled “My Domain dot Com/ the golf course name-golf homes” and tagged with “Your Name” exclusive realtor for XX country club golf homes.

6. Once I received page one ranking for that golf course I would then contact the golf course media relations and let them know what I have done and that I would like to set up a meeting or take them out to lunch and introduce myself as the go-to real estate agent for golf homes in the area. I would then introduce myself to all of those around the course and in the clubhouse and let them know that I am the go to realtor for golf homes for this course. Now, you can do any niche that you like and you really need to think outside of the box. One could focus on campgrounds, historic landmarks, parks, recreation areas, vacation spots, etc. It is not uncommon for people visiting from out of town to want to look for vacation homes in the area and eventually purchase one from the local expert and trusted agent. At the end of the day they are visiting because they either like the area or have family or friends in the area. And, let’s face it, we all want to live near the ones we love and those that we enjoy spending time with. So, you are branding yourself as the go to agent for that niche.

The +1 Effect on Article Marketing

You heard it here first. Is the Google +1 going to revolutionize search or it is going to falter flat? I’m not sure how Google is going to handle this. This is, definitely, going to be interesting. Why?

1. Google is reprogramming their algorithm to detect those “gaming the system”. While their intentions are to provide search relevance and enhance the search results for those searching and, ultimately, clicking on ads, I’m puzzled at this approach. In my opinion, this is truly a way to better GAME the system: meaning, I can just employ people to cloak my IP or set up email addy’s from different IP’s, establish accounts, type in my keyword phrase then click on my search result site and make my +1 nomination. While labor intensive, the end result is paramount in advertising revenue for a site. I could earn hundreds of thousands of dollars if I chose to really get in to this. However, I am not one for “GAMING the system”. Surely, Google realizes how easy this can be done. Google is relying on users to click the “+1” category and will base their algorithm off those choices? Preposterous. This is going to FAIL!

2. Less than one percent of people searching online care to make an additional click for a recommendation and, even less care to set up an account to make such recommendation. Google is behind the times on this one. Users want convience and not inconvience. I don’t care what anyone says. If an AOL user likes something they aren’t going to set up a Google account to “Like” the same thing.

3. Article marketing GAMING has been going on for years. Those that have figured it early on made BANK back in the day. The geeks that set up up those sites are retired, I’m sure, at this point. One can still article market. I still do it to this day. I have done it successfully to generate back links for some time. There is no doubt that it actually benefits those that provide quality content an actually optimize their websites to influence search engines.

Do Outbound “Do Follow” Links Hurt Your Website?

 Nearly every site online has outgoing links. What are outgoing links? Links directing your readers to other websites. Those can be affiliate links/ad banners as well. For the most part, outgoing links are pretty harmless and, let’s face it, we all want to share information with one another by posting a link for ease of use. There are some instances that can hurt your sites SEO. Now don’t get me wrong, Google won’t ban you from their search results but they can have a negative effect on your sites rankings in every search engine. Here are four ways that having outgoing links will hurt your website:

1. Relevancy of your outbound links: Don’t put unnecessary, unrelated links to other resources on your website. Google and the other search engines are looking for relevant, related content from site to site thus creating authority for your site ultimately putting together a content trail/map for Google users to find. At the end of the day Google wants to provide in their search results content that people are searching for. And, so do the other search engines as well.

2. Do not follow links: Does your site have a lot of advertising? Ads have outgoing links embedded in them redirecting your viewers back to their website. For example, HTML code for an ordinary link might look like this:

<a href=”http://www.site.com/page.html”>Visit My Page</a>

This is how the link would look after the nofollow attribute has been added, with the attribute portion shown in bold

<a href=”http://www.site.com/page.html” rel=”nofollow”>Visit My Page</a>

At the end of the day you don’t want to be passing along your website’s link juice along to the company that placed an ad on your site.

3. Do you have TOO many outgoing links? We all want to share the content we love but don’t place too many outgoing links on your site. For the most part, you shouldn’t have more than 100 outbound links on any web page of your site. The only way that you would have 100’s of links on a page is if your site was a directory like Wikipedia or an article based web directory like Ezine Articles.

4. Quality: Having too many outbound links on your website will affect the overall quality of your site. Keep in mind that the search engines want top quality sites that will benefit their readers. Sites with too many outbound links will appear to the search engines as a spam site; one that none of us can trust. This is simple HTML coding that almost anyone can do themselves. If you want to get a little bit in to optimizing your site for the above mentioned you can always copy and paste the HTML code above and enter in your domain name in the place of the example domain name -

“http://www.site.com/page.html” and then enter your keyword in place of …..Visit My Page. <—This would be your keyword. Always to remember to include the ” exactly as seen above.
